Properties Manager [South Africa]


 

Job Description

An exciting opportunity has become available for a Properties Manager. We are looking for an experienced Retail Property Manager with strong financial acumen, a deep understanding of financial viability modelling and a confident, experienced negotiator/deal maker with excellent relationship building skills, to increase and optimise the retail footprint of all Truworths brands in SA and certain neighbouring countries. This is a senior specialist role within the Truworths Properties Department who will be expected to add value and negotiate and conclude deals within a short period of time.

Key Responsibilities

• Identifying sites for new Truworths Group stores in SA and neighbouring countries. This requires an intimate knowledge of both cities and small towns, knowledge of retail locations and general shopping centre layouts and insight into the economics and demographics of the various regions throughout Southern Africa. • Negotiating on behalf of the Truworths Group to secure the best location in a new mall / development or town for all our brands. • Timely renewal of existing leases. • Negotiating the terms and conditions of the lease (Heads of Agreement) including rentals, etc. • Preparing feasibility studies (i.e. regarding the viability of the store) including “profiling” each store to determine which brands / departments would be included in the merchandise mix. • Administer leases (i.e. ensuring that the agreed terms are fulfilled by both parties).

Qualifications and Experience

• Tertiary degree not critical but preferred: could be financial, legal, property management etc. • 5 - 10 years’ experience either in a retail property management role, property development role (shopping centre development preferred) or a retail operations role.

Competencies

• Understanding of retail and property principles • Have established stakeholder relationships within the property market (e.g. Asset Managers, Landlords, Developers). • Ability to understand and negotiate lease terms and lease agreements • Strong negotiation skills • Strong financial acumen • Proven ability to work well under pressure • Good written and verbal communication skills • High attention to detail • Resourceful and able to work independently • Excellent time management skills • Self-disciplined and self-motivated • Computer literate Truworths is committed to transformation and meeting objectives of the Employment Equity Act.
